Planning to build a new home and want to get the most for your money? With labor and materials accounting for a large percentage of the cost for new home construction, it pays to take an in-depth look at the house plan design. Here are 10 ways to sharpen the pencil for construction savings and, at the same time, create a little pizazz.

1. SPACIAL RELATIONSHIPS
   Utilize more open space. Open space areas can borrow space from one another and, therefore, require less overall square footage. The resulting effect is a greater sense of spaciousness without adding to the cost. Also, house plan designs that set rooms and access doors at 45 degree angles have a better feel to them and tend to be more accessible and open; appearing larger than their actual square footage. This can be an especially cost-effective technique when used for interior, non-bearing walls.
2. UNITS OF MEASURE
   Think even numbers in home plan designs. Most building material dimensions are based on 2-foot increments. Your plan should use 2 foot multiples throughout the design to minimize waste, disposal expenses and to reduce cutting time.
3. PREFAB TRUSSES
   For the appropriate home building project, prefabricated roof trusses are more economical than site-built ones, saving on labor and construction time. They also reduce the duration of time that interior framing members are exposed to the elements.
4. SIMPLE FRAMING
   Stairs and other framed openings should be located in such a way as to minimize the interruption of floor joists. If the home plan design will permit, run stairwell openings parallel to the joists to reduce the need for long girder spans. Also, stairwell and other framed openings should not interrupt structural beams or bearing walls.
5. CUTTING CORNERS
   Corners on the exterior walls, resulting from a given shape of the structure, add dollars to the overall building construction cost. A square-shaped plan has 4 outside corners, as does a rectangular shaped house plan design. An “L” shaped home building plan has 5 outside corners and 1 inside corner. Structures with numerous wings and jogs can have multiple inside and outside corners. Simplifying the home building footprint can help to keep expenses down. Some corners, however, don’t have as huge an impact on construction cost and, therefore, are a preferable design alternative. Non-bearing bump-outs that are cantilevered or supported by brackets do not require any corners in the supporting foundation below. Also, bay windows and other small projections falling under the main roof do not require any separate roof framing. This can be a less expensive way to achieve visual interest or added interior space.
6. STOCK WINDOWS AND DOORS
   Specialty windows and doors may add beauty and architectural appeal, but they can add serious dollars to the home building budget. Standard window sizes and styles can be enhanced by grouping them in creative patterns or by adding unique trim details to the exterior. For example, attractive arches can be framed and trimmed at the header portion of a garage door opening to accommodate standard square top garage doors creating the appearance of an arched door with the standard garage door fitting behind the arched opening.
7. STANDARD BEARING SUPPORTS
   Maintaining spans within normal limits enables the use of standard, readily available beams, girders and joists, avoiding costly special orders or expensive engineering. For two-story house plan designs structural bearing walls should be stacked and lined up to fall within code limits.
8. MECHANICAL LOCATION
   Designated areas for mechanical equipment for HVAC and plumbing should be located as central as possible in the basement or crawl space of the home building plan in order to minimize pipe lines and duct runs to their respective destinations. Whenever possible, it’s a good idea to stack bathrooms over one another or set them back-to-back to reduce pipe usage.
9. PASSIVE GAINS
   Large amounts of south-facing glass, strategically placed under the protection of overhangs during the warmest season, can garner significant savings during the winter months on cold weather energy bills. Also, the placement of windows to best capture light and airflow can help reduce electrical lighting and cooling expenses.
10. CURB APPEAL
    Use non-structural elements to add aesthetic interest to the exterior façade. For example, a little extra trim details or non-structural synthetic stone columns at the front entry can set the home apart at very reasonable costs. A pergola and multi colored trim or siding can work wonders on breaking up the monotony of a flat exterior wall.

With a little bit of creative thinking these ten cost-saving design ideas can go a long way in making your next home building project a financial success and turn the house plan design of your dreams into reality.

We all like to have a room for our leisure or a sports room. A devoted room for our collections and hobbies is what we all fancy for our home. It would be so much fun to stay at our home in our entertainment room. We could blast a home party by day or night within our entertainment area. We could do a lot of decorations for entertainment room. We habitually think that entertainment room is merely couch and TV rack but the truth is it could be more than that. 5. An entertainment area as a game room is also a better idea. We could place a pinball machine or even the hottest game consoles along with the multimedia appliances. It is always good to play our game consoles with a huge flat TV screen. We could exhibit and showcase our game collections at the CD rack.

We could always select and generate our own personalized entertainment room. But, one good thing about having entertainment room in any ways we want is that we can have a special room for personal recreation and leisure at our home.

Greetings. Thank you for indulging me in yet another example of analogies collected by high school English teachers. I do so because the language we all share is a treasure chest of words that in the odd combination can make us smile, chuckle, even laugh out loud. And, like Larry the Cat — whose house we share and whose antics are just plain goofy — the best humor is unintentional humor.

Anyway, the gaffe above resulted from a sincere, albeit immature, effort to be original and evocative. Good for him or her, I say. At least the brain has been engaged. But what about the way us adults fall into shallow “copycatism” when we communicate in a professional setting? And how does that reflect on you and your business communications when you mindlessly insert those phrases in your website text or emails? Do you really want to sound like a faceless, unimaginative bureaucrat when it comes to writing skills?

Herewith some inaugural entries in my Language Hall of Shame:

o Negatively impact, as in “Our failure to fabricate even one paper clip that actually holds two sheets of paper together is negatively impacting our sales performance.” First of all, “impact” became a verb only about 30 years ago, even though the verbs “affect” or “influence” did the job quite nicely. But now that it’s here, why compound the damage by adding an awkward adverb (fellow Mainer Stephen King said in his book on writing, “The adverb is not your friend.”)? Why not rely instead on unambiguous, active, space-saving standbys such as “harm” or “hurt?”

o Core competencies, as in “Our core competencies include a flexible attitude about quality control and a collective tendency to stretch the lunch hour beyond normal parameters because we adhere to the principle of saving personal energy.” Does anyone realize that by using the adjective “core” to define “competencies,” you’re implying that you have other “competencies” that might not be so “core?” And that a careful reader could deduce that those other competencies might actually be subpar, or least rather pedestrian? Here’s a solution, in plain English: “What we do best is…” or “Our reputation rests on the way we…” or “We are known for…”

I bring this up because I don’t doubt that your readers are critical thinkers (at least that’s what I tell my writing seminar students to expect), which means they will view phrases like “core competencies” as lazy, unproductive thinking.

o Skill sets, as in “Our employees can bring the most unique set of skill sets to finding a solution to your problem, which is why we consider ourselves a high-end firm that can justify overcharging you for our services.” First of all, you can’t be “most unique” because “unique” means one of a kind. I used to think that foolishness was restricted to the sports broadcast booth, but now I’m seeing it on websites, which was probably inevitable.

Anyway, I ask you: What’s wrong with just using “skills?” How can adding “sets” possibly add anything beyond the useless appendage of another four-letter word? If you use “skills sets,” ask yourself: “Why? What have I gained beyond the obvious tendency to imitate others unthinkingly?”

The News Media…Not Always Nosy Busybodies

Learning to deal with the press constructively need not be limited to traditional definitions of news. Some realistic role-playing in a media training setting can, in fact, help you frame and sharpen your message for commercial purposes. That’s where I can be of assistance. As a former newspaper and magazine reporter, I like to know how things work and what sets them apart. Then I try to pass on what I’ve learned in succinct prose, as Connolly noted.

Let me describe the sort of training I do. A couple years ago, a clever nurse in Maine came up with a blend of four aromatic oils that she said eased the nausea of first-trimester pregnancy, chemotherapy and motion sickness. To help with marketing, I put her through questions a reporter for the business section of a newspaper or magazine might ask. Then I wrote an article about her “aromatherapy,” which we discussed in detail for lessons learned.

The result? She and her marketing and investment associates came out of the exercise with a much clearer view of how the public would perceive their unusual product. The questions I asked were born of healthy skepticism, and she said she planned to adjust her pitch accordingly.

That’s the comment I got from a rather miffed relative when I dared to send a digital greetings card through hyper space – rather than ‘overpay’ for yet another piece of our precious environment – manufactured into a pretty paper greetings card – dutifully wrapped in yet more paper and sent on it’s way by snail mail – talk about stuck in a rut!!

A little compassion and soul searching is needed here, me thinks – no, not for my apparent cop out of sending a digital e-card, compassion for a few trees please!

After all – what is really more important; getting a traditional card through your letter box or to live on an earth that hasn’t been raped of it’s necessary (and very beautiful) resources. Is breathing less important than getting a paper birthday card from Aunty May?

What has a tree ever done for us?

Trees give us oxygen and absorb harmful carbon dioxide – · A single mature tree can absorb carbon dioxide at a rate of 48 lbs./year and release enough oxygen back into the atmosphere to support 2 human beings!

Trees also absorb other harmful chemicals from the air such as Sulfur Dioxide (SO2), Nitrogen oxides, peroxyacetylnitrate (PAN), Ozone (O3), cadmium, chromium, nickel & lead.

Trees also protect our water and reduce land flooding. Their protective canopies break up wind,heat and rainwater and help to prevent top soil erosion and flash flooding. Tree roots absorb nutrients and chemicals that are otherwise harmful to our water, ecology and quality.

They are pretty much vital to a working environment, they nurture other growing trees & plants, recycle, provide homes & nurseries for our animals & birds, food for them and for us. Trees give us shelter and protection, beauty and definition, they brighten our days and without enough of them our world will be in a very vulnerable place!

But what do we do! – We chop them down so that we can wipe our backsides in comfort, buy new furniture (that really doesn’t have to be made from yet another tree) waste mountains and mountains of paper on packaging, junk snail mail, company promotion, printing of ‘paper copies’ of everything and – yes – the good old greetings cards.

Time to Get Real!

It’s time to prioritize, the digital revolution isn’t here just for the fun of it – though it is quite fun when you get the hang of it. Start using those pixels & megabytes instead of trees for paper, Look around you, at our fingertips we have electronic, space saving diaries, memos, document files, back up devices – even music and video, see CD pollution – phones, PDAs notebooks, laptops, computers etc etc. We need to start making proper use of our newest technology and save some trees – we need them now, in our high pollution world, more than ever!!

It’s understood that there are times when nothing but a paper card will do for someone like granny, who – apart from the fact she doesn’t own a computer let alone know how to use one and unlike most of the rest of us, saves her precious mementos and doesn’t send them to the already overflowing landfills – just wouldn’t benefit from a digital e-card but, if we all just ask one person to send us digital cards instead of paper ones – imagine how many trees that would save!

A few cold hard facts about the greetings card industry

Taking figures from only the USA and the UK, at least 9 billion greetings cards were bought last year – and most of them were disposed of!

Those that did make it to a recycling plant cost the planet more energy and pollution from transportation and conversion into reusable paper.

Creating Greetings cards means using toxic printer inks and fixing agents, and again energy and pollution in transportation – not to mention the fuel used to deliver each one!

Last but not least, using virgin paper means chopping down trees – period!
